What If We Remortgage?
UK Finance expects about 1.8 million households to come off fixed-rate deals in 2026 — many of them five-year fixes taken in 2021. Bank Rate was held at 3.75% on 30 July 2026. New fixed rates sit well above those pandemic deals; standard variable rates are higher still. A remortgage is a new payment, a fee pile and sometimes an early repayment charge, then years of household tax sitting on top. The mortgage calculator illustrates the loan. A remortgage milestone applies the new payment on a journey.
A journey can hold this event and later ones. Two free journeys, 15-year cap. Paid paths run 30 years.

Then The Events That Follow
This question starts the journey. Add later events on the same years so tax, leftover cash, childcare and retirement move together. A calculator answers one slice. Free paths run 15 years; paid unlocks run 30.
How Kumberi Models A Remortgage
A Milestone On The Home You Already Have
The remortgage event carries current balance, current rate, new rate, optional new term, fees, optional equity release, and overpayment carry-over. From that date the year loop uses the new payment. It does not shop the market or pick a lender. Product-transfer versus switching is discussed in Remortgaging.
Fees And ERC Are What You Type
Arrangement, legal, valuation, broker and early repayment charges are fields on the milestone. Early Repayment Charges explains how those charges are typically structured; the engine does not look up your product’s ERC schedule. Penalty-free overpayment allowances are only as accurate as the numbers you type — see Mortgage Overpayments.
Company Cash Can Appear On Ltd Property
Where a remortgage or related cost is set to use business funds, remaining company cash is part of the funding story. Personal BTL and Ltd BTL are both in the property engine; they are different ownership paths, not a recommendation of either. Shared ownership remortgage / staircasing split is not inside the year loop.
Calculator For The Loan; Journey For The Household
Use the mortgage calculator to compare payments, overpayments and a remortgage illustration. Use a journey when the new payment has to live next to a pay change, a child, or leftover cash going to ISAs instead of overpayments.

- Kumberi is not a mortgage broker and does not make a product transfer recommendation.
- Early repayment charges are only as complete as the amounts you enter — Early Repayment Charges.
- Shared ownership remortgage / staircasing split is not inside the year loop; use the shared-ownership mode on the calculator and the Shared Ownership guide.
Common Questions
Will Kumberi Tell Us Whether To Remortgage Now?
No. Timing a remortgage is a personal decision and often needs a broker or lender. The product illustrates a new rate, fees and household cash flow under the numbers you enter. Remortgaging is the methodology page.
Are Early Repayment Charges Included?
They are included when you enter them on the remortgage milestone. The engine does not fetch your lender’s ERC table. See Early Repayment Charges.
Can I Keep Overpayments After Remortgaging?
The remortgage milestone has fields for carrying over monthly overpayments or setting a new overpayment amount, including stopping them. That is a modelling switch, not a recommendation. See Mortgage Overpayments.
